Enrollment open: 20,000 questions covering both portions of Utah’s sales agent exam, the 80-question national portion and the 50-question Utah state portion. Enroll today and start with the free sample exam.
Utah’s sales agent exam, given by Pearson VUE for the Utah Division of Real Estate, is really two exams in one sitting: 80 scored national questions and 50 scored Utah state questions in four hours, and you must reach a scaled score of 70 on each portion separately — passing one does not rescue the other. PassProfessor’s Utah program gives you 20,000 original practice questions mapped to Pearson VUE’s official national and Utah content outlines — 12,310 on the national portion and 7,690 on Utah law and practice — with fresh practice exams generated at the real portions’ weights on every attempt, drills by outline area, and per-question analytics. A free sample exam is included, so you can look around first.
What’s included
A two-portion bank for a two-portion exam. Utah does not average your result. The national portion tests general real estate principles; the state portion tests Utah’s own licensing law, trust-account rules, agency forms, and closing practice — material that exists nowhere else. Our bank holds 20,000 questions, split the way your preparation has to be split: 12,310 national questions across the eight national outline areas, and 7,690 Utah questions across the nine state outline areas, including 2,487 on Licensee Practice alone, the state area Pearson VUE weights most heavily by a wide margin.
Practice exams generated fresh, at the real exam’s weights. Each full practice exam is drawn fresh for that attempt — 80 national questions and 50 state questions in the real proportions, with each outline area weighted the way the official outlines weight it (Contracts and Agency carries 16 of the 80 national questions; Licensee Practice carries 15 to 17 of the 50 state questions). Questions you have not seen come first, and you never sit the same practice exam twice. Because the real portions are scored separately, your practice results are reported separately too — a strong blended score never hides a state portion sitting below the line.
Drills that match how the exam is built. Drill a single outline area — Utah trust accounts and office procedures, national financing and settlement, real estate math — or sit a full 130-question simulation against the four-hour clock. Your results break down by outline area and by portion, so a weak area shows up in your practice data while you can still fix it, not on a score report at the test center.
Per-question analytics that keep the bank honest. Every item in the program is monitored from real student responses. Questions students find suspiciously easy or suspiciously hard are pulled for review, and anything found wrong is fixed or retired. Your own results get the same treatment: the analytics show your accuracy by portion and by outline area, so your study time goes to the material that is actually costing you questions.
Built for Utah’s retake clock. If you pass one portion and fail the other, Utah lets you retake only the failed portion — but only within six months, or you retake the entire examination. A program that tracks the two portions separately is built for exactly that situation: your passed portion stays banked in your data, and your drills can go entirely to the portion you still owe.

- The exam is administered by Pearson VUE for the Utah Division of Real Estate, at Pearson VUE test centers. You may test at any Pearson VUE test center nationally; Utah centers include Bountiful, Draper, Ogden, and Orem, among others listed in the candidate handbook.
- The two portions are scored separately. Pass one and fail the other, and you retake only the portion you failed — within six months, or the entire examination must be retaken.
- A scaled score is not a percentage: Pearson VUE converts raw results onto a 0–100 scale to equalize different exam forms, and 70 is the Division’s passing point on that scale for each portion. The handbook states plainly that the scaled score is neither the number nor the percentage of questions you answered correctly.
- Before you can test, you complete 120 hours of approved pre-licensing education at a certified Utah real estate school and present your Candidate Education Certifying Document at the test center each time you test. This program is exam preparation only — it is not pre-licensing education and provides no education credit (see the disclaimer below).
- After you pass both portions, two deadlines run together: apply for your license within 90 days of passing and within 12 months of completing your pre-licensing education.
How the practice maps to the real exam
Every question in the bank is tagged to an area of Pearson VUE’s official content outlines — the national/general outline (effective April 1, 2025) and the Utah state outline (effective July 15, 2016) — the same outlines your real exam is built from. The scored counts below are the outlines’ own; the practice counts are the bank itself, counted question by question from the delivered workbook.
| Official outline area (scored questions on the real exam) | Practice questions |
|---|---|
| National portion | |
| I. Real Property Characteristics, Legal Descriptions, and Property Use (11) | 1,693 |
| II. Forms of Ownership, Transfer, and Recording of Title (9) | 1,384 |
| III. Property Value and Appraisal (11) | 1,693 |
| IV. Real Estate Contracts and Agency (16) | 2,462 |
| V. Real Estate Practice (10) | 1,537 |
| VI. Property Disclosures and Environmental Issues (9) | 1,386 |
| VII. Financing and Settlement (7) | 1,078 |
| VIII. Real Estate Math Calculations (7) | 1,077 |
| National subtotal (80 scored) | 12,310 |
| Utah state portion | |
| I. Definitions (3) | 467 |
| II. Licensing (8) | 1,242 |
| III. Real Estate Office Procedures (4–5) | 699 |
| IV. Property Management (3) | 467 |
| V. Licensee Practice (15–17) | 2,487 |
| VI. Enforcement (4–5) | 696 |
| VII. Real Estate Education, Research and Recovery Fund (1–2) | 233 |
| VIII. Additional State Topics (1–3) | 312 |
| IX. Closing Statements (6–8) | 1,087 |
| Utah state subtotal (50 scored) | 7,690 |
| Total (130 scored) | 20,000 |
Two things worth noticing in that table. First, the state portion is 50 of your 130 scored questions — nearly two-fifths of the exam — and it is the portion national prep products cover thinnest, because Utah trust accounts, the Real Estate Purchase Contract (REPC), limited agency, and Utah water rights are tested nowhere else. Second, Licensee Practice alone is 15 to 17 of the 50 state questions, roughly a third of the state portion; the bank’s 2,487 questions in that area are sized to match.
How to use it
- Start with the free sample exam — a fixed set of questions drawn from both portions — enough to see how the program works and where you stand on each portion separately.
- Drill by portion first, then by outline area. Establish a separate readiness picture for the national and state portions, then work your weakest areas one at a time. A single blended score is the one number this exam never gives you, so do not study to one.
- Give Licensee Practice and Utah closing statements their weight. Together they are roughly 21 to 25 of the 50 state questions — advertising, handling of money, agency duties and disclosure, the REPC, and Utah settlement practice. This is concrete, learnable material, and it rewards direct drilling.
- Sit full generated simulations against the clock. 130 scored questions in four hours, with pretest questions mixed in that you cannot identify. Practice the pace and the portion split together, on questions you have not seen before.
- Book the real exam through Pearson VUE when your practice results sit comfortably above the passing standard on both portions — remember, each portion must reach a scaled score of 70 on its own.

Frequently asked questions
How many questions are on the Utah real estate exam? The sales agent exam has 130 scored questions in one four-hour sitting: 80 on the national portion and 50 on the Utah state portion. The portions also mix in unscored pretest questions that do not affect your result — 5 on the national portion and 5 to 10 on the state portion, per Pearson VUE’s content outlines. They are not identified, so treat every question as if it counts.
Who administers the Utah real estate exam? Pearson VUE administers the exam for the Utah Division of Real Estate. You reserve online through Pearson VUE’s Utah real estate page or by phone, at least 24 hours before the day you wish to test, and you test at a Pearson VUE test center — Utah candidates may use any Pearson VUE test center nationally.
What score do I need to pass the Utah real estate exam? A scaled score of 70 on each portion, separately. Pearson VUE converts results to a 0–100 scaled score so different exam forms demand the same knowledge, which means a scaled 70 is not the same as answering 70% of the questions correctly. A strong national result cannot offset a state result below 70, and the reverse is also true.
Do I have to pass both portions? Yes. Each portion must reach a scaled score of 70 on its own. If you pass one portion and fail the other, you retake only the portion you failed — but you must pass it within six months of passing the first portion, and within 12 months of completing your pre-licensing education, or the entire examination must be retaken.
How much does the Utah real estate exam cost? The exam fee is $69 per attempt, paid to Pearson VUE by card or voucher when you reserve; payment is not accepted at the test center, and exam fees are non-refundable and non-transferable. The license application you file with the Division after passing carries its own separate fees, including Recovery Fund and fingerprint/background fees — the Division’s application system states the amount due when you apply.
What do I need before I can take the exam? You must be at least 18 years old with a high school diploma or equivalent, and you must complete 120 hours of approved pre-licensing education at a certified Utah real estate school before testing. Bring your Candidate Education Certifying Document, signed by your school, to the test center every time you test — along with two forms of signature identification whose names exactly match your registration.
How long do I have to apply for my license after I pass? Ninety days from the date you pass both portions — and your application must also fall within 12 months of completing your pre-licensing education. Miss the education deadline and the education must be retaken; miss the exam deadline and the examination must be retaken. After you submit the application, the Division emails fingerprint instructions and authorization forms within one to two business days.
What happens if I fail one portion? You retake only that portion. Wait at least 24 hours after the failed attempt before reserving again, follow the normal Pearson VUE reservation process (reexamination reservations cannot be made at the test center), and pass the failed portion within six months so your passed portion stays valid. Your failing score report includes a numeric score and diagnostic information for the general portion.
Are these the actual exam questions? No. Every PassProfessor question is written by us, from scratch, to Pearson VUE’s published national and Utah content outlines and Utah law. We never use real exam questions, recalled questions, or another provider’s bank — and using actual exam content would violate the candidate rules you agree to when you test.
Does this program count toward my 120 hours of pre-licensing education? No. PassProfessor is exam preparation only. It does not provide pre-licensing education credit and is not a substitute for the 120 hours of education Utah requires from a certified real estate school. This program prepares you for the exam that follows that education.
Can I take the real exam online? The candidate handbook administers this exam at Pearson VUE test centers, and Utah candidates may test at any Pearson VUE test center nationally. The handbook describes no online-proctored option for the Utah exam — plan on a test-center appointment, and confirm your center and schedule with Pearson VUE when you reserve.
How do I enroll in the Utah program? Enrollment is open. Enroll on this page for $49 and you get immediate access to the full program — all 20,000 questions, the portion and outline-area drills, and the generated practice exams — starting with the free sample exam if you want to look around first.
